Material and system description
Polymer-modified bitumen or modified bitumen sheet membranes originated in Europe in the early 1960s and have been in use in the U.S. since the mid 1970s. Polymer-modified roof membranes are composed of reinforcing fabrics ( polyester or Fiberglas ) that serve as reinforcing for the hot polymer-modified bitumen as it is made into a sheet material. Torch on roof system are composed of multiple layers, much like BUR membranes. Torch on roof systems typically are installed as a two-ply system and almost always are fully adhered.
At Rite-Way Roofing we install Torch on roofing as 3 ply roofs not 2 ply.
This is our Specification for Re-Roofing
- Remove existing roof and sheet metal flashings and haul away debris.
- Inspect the roof substrate for rot and defects and report any defects to owner/agent.
- Install #25 - 30 gram/m2 base sheet mechanically fastened to roof deck.
- Install # 90 gram/m2 SBS Modified Asphalt intermediate base sheet membrane fully bonded to 30 gram/m2 base sheet below and installed to the manufacturers specifications and suggestions.
- Install # 180 gram/m2 SBS Modified Asphalt granulated cap sheet Membrane fully bonded to intermediate ply and installed to the manufacturers specifications and suggestions.
- Install all required detailing and finishing of the roof membrane at drains, corners, details, vents, roof jacks, hardware and accessories.
- Install all new drains, vents, roof jacks, hardware and accessories.
- Re-install preformed prepainted sheet metal perimeter cap flashings.
- Clean up all roofing debris and leave premises clean, free of debris and tidy.
There are two types of MB roofing membranes:
Surfacings for MB membranes include aggregate surfacing, mineral surfacing, metal foil-laminate surfacing and smooth liquid-applied surfacing.
A roof system composed of a built up roof membrane with 2 plies or 3 plies and a polymer-modified bitumen membrane cap sheet is commonly referred to as "hybrid" system. Rite-Way Roofing considers this type to be a polymer modified bitumen membrane system.

When purchasing a roof system at Rite-Way Roofing there will be two warranties to consider. First, there will be the manufacturer's warranty. In general, these warranties cover defects in the manufacture of the roof covering. The period of coverage can range from 10 years to a lifetime. Once the project is complete, Rite-Way Roofing will provide you with a certificate for your records.
Second, Rite-Way Roofing will provide you with a warranty covering our workmanship.
